As our name Acquire Timber suggests, our focus is acquiring timberland across the US, and using our collective skills and strategy to tap into the highest use for the land in order to maximize profits for our investors.
At Acquire Timber, we generally target a niche space at a level between the institutional funds & individual investors, primarily targeting deals between 5,000-30,000 acres. In the rural markets we target, that normally translates to price points between 7M-50M.
Land & Harvest Timber Acquisition
A part of our model is similar to the institutional funds; that is, they’ll buy large chunks of land & harvest timber at about the rate of growth, which generally provides a 5-10% annual return, depending on location and type of timber. The institutional funds also plan for appreciation of about 5% annually, which has been a relatively reliable number throughout most of the US for decades. Often, we see these funds selling at about 10 years post purchase once they made their desired returns they’re looking for. So in general, they’re getting a very stable asset with minimal downside, with a very reliable 10%+ annual return.
We benefit from the same principals, but with a much less rigid structure than large, sole purpose hedge funds as we monetize from numerous other angles as well in order to dramatically increase returns for our investors.
